New Farm waterfront properties posted a median sale price of $2.45 million in the six months to June, an 18 percent rise from the January figure of $2.07 million.

The lift arrives as global supply chains and defence spending announcements create fresh capital flows into stable residential assets. Local agents report that buyers now treat direct water access as a hedge against broader market swings seen in cities from Ankara to Tallinn.

Riverside Streets Draw Steady Inspections

Foot traffic has concentrated on Villiers Street addresses that back onto the water and on the short stretch of Annie Street that runs behind the New Farm Park foreshore. The old Powerhouse venue at the northern end of the precinct continues to host weekend markets that pull in both residents and out-of-area visitors, adding footfall to nearby listings. A separate renewal program run by the New Farm Riverside Association has upgraded lighting and seating along the promenade between these two points since March.

Records from the local titles office show 14 waterfront sales settled in the first half of the year, compared with nine in the same period of 2025. Three of those transactions involved lots on Villiers Street that changed hands above $3 million.

Next Steps for Buyers and Sellers

August auctions are already listed for two Annie Street properties with direct river frontage. Agents advise pre-qualified buyers to complete building and pest inspections early, given the compressed settlement times that have become standard on the waterfront this year. Sellers on the eastern side of New Farm Park are encouraged to time listings ahead of the September school holidays when inspection numbers typically rise.
