Residential Tenancies Amendment Bill Advances in State Legislature, Set to Alter Rental Agreements for Teneriffe Households

The state legislature is advancing the Residential Tenancies Amendment Bill, which would change notice periods for rent adjustments and expand access to mediation for rental disputes. The changes would apply to all private rental properties within Teneriffe city limits and affect the portion of residents who lease rather than own their homes.

The bill was introduced after the housing department reported a rise in formal complaints about sudden rent notices during the first half of 2026. Lawmakers placed the measure on the current session calendar to address those filings before the next budget cycle begins.

For Teneriffe residents the provisions would lengthen the required notice period from 30 to 90 days for any increase above inflation. Families in the riverfront precinct and the northern industrial corridor would also gain easier access to free mediation sessions at the local housing office instead of appearing directly before the state tribunal.

Local expert and community input

Policy analysts at the Teneriffe Research Institute note that the bill text directs the housing office to hire two additional mediators and to publish a quarterly register of approved rent increases. Community advocates have told legislative staff that the register would allow tenants to compare offers in their postcode before signing new leases.

The legislation states that the state will provide the Teneriffe housing office with 450,000 dollars each year for the new mediation program, according to the attached fiscal note. The same document projects that the office will handle 1,200 cases in the first full year of operation.

The bill is scheduled for committee hearings next month, after which the full legislature will consider amendments before a final vote. If passed, the housing office expects to begin accepting mediation requests on 1 January 2027.
